Storm damage in The Villages is a wind problem more than a tree problem. The community was built on former pasture and citrus land across Sumter, Lake and Marion counties, and outside a few mature sections the canopy is young. That means tropical storm force gusts, like the ones Milton pushed through in October 2024, reach the roof edge with nothing in the way. The day after Milton, Brehm crews were in The Villages installing emergency tarps, making minor repairs and walking homeowners through what came next. The pattern was consistent: lifted shingles along rakes and eaves on the 1990s and 2000s roofs around Spanish Springs and Lake Sumter Landing, ridge caps with exposed fasteners pulled loose on the 2000s and 2010s roofs around Brownwood, and birdcage and lanai enclosures that moved enough to open the flashing where they tie into the house.
Villas add a wrinkle. Courtyard and patio villas sit close together, and wind damage on one roof often shows as water on the neighbor's party wall. After a storm we inspect both sides of a shared wall and write the scope for the unit the entry point is actually on, with photos for both owners. Designer and premier homes with large hip roofs tend to hold their field shingles but lose ridge and hip caps, which is a repair, not a replacement, if the field still has seal.
