Find the underlayment failure, not the tile
Tile roofs leak beneath the tile. We trace from the attic side and lift tile at the suspected valley or transition before writing a scope.
Most Windermere repairs are on concrete or clay tile roofs in HOA communities, where the leak is almost never the tile. It is the underlayment, the valley metal, or a broken tile at a walk path, and the repair has to clear architectural review before it changes anything visible. Brehm handles both. Windermere is two roofs in one address. Inside the Town of Windermere, the 1920s to 1980s homes along the sand roads and the Butler Chain of Lakes sit under a heavy oak canopy, with shingle and metal roofs that fail the way old shaded roofs do: packed valleys, chimney counterflashing, and limbs through decking. Outside the town limits, in Isleworth, Keene's Pointe, Lake Butler Sound, the Reserve at Belmere and the Horizon West villages, the homes are 1990s to 2010s custom and production builds, most of them under concrete or clay tile, inside gated communities with architectural review committees that govern anything visible from the street.
Tile changes the repair. A tile roof almost never leaks through the tile; it leaks through the underlayment beneath it, which on a 1990s or early 2000s Windermere home is the original thirty-pound felt reaching the end of its life. The usual Windermere repair calls are a leak at a valley where the metal has rusted or the felt has split, a cracked or slipped tile where someone walked the roof for a satellite dish or a gutter cleaning, a failed flashing at one of the many roof-to-wall transitions these floor plans use, and a mortar or foam ridge that has let go. We lift the tile in the affected area, replace the underlayment and flashing, and reset the tile, which is the repair that lasts, rather than smearing sealant across the surface.
The oak canopy inside the town and along the lakes does what it does everywhere: holds moisture in valleys, grows algae on north slopes, and drops limbs. Orange County's summer thunderstorms bring straight-line wind and frequent lightning, and tropical systems push wind through the area most years. On a shingle roof under the canopy the repair is the same as anywhere, resealed back to a sound line with the worn penetration replaced. On a tile roof after a storm it is usually broken tile at the eaves and ridges and a valley that finally let go, and we treat those as separate items on the scope.
Every Windermere repair follows the same process. A field consultant inspects the roof and the attic side, photographs the entry point in CompanyCam, and writes a scope that lists each item with a fixed number: underlayment by the square foot, valley metal, flashing, tile count, and any decking. If the repair will be visible from the street, we tell you, and we prepare the architectural review submittal with you so the work is approved before the crew arrives. Brehm holds Florida certified roofing license CCC1336098 and general contractor license CRC1334991, carries liability and workers' compensation, and is an Owens Corning Platinum Preferred Contractor.
Approvals in Windermere are two steps. A Windermere mailing address or ZIP code does not prove the parcel sits inside the Town of Windermere. Addresses inside the town permit through the Town of Windermere; Isleworth, Keene's Pointe, Summerport, Horizon West and most of the gated communities are unincorporated and permit through Orange County. Nearly all of them also have an HOA architectural review that covers visible roof changes, including a tile that no longer matches a discontinued profile. We confirm the permit office and the review path from the parcel, and we are honest about distance: Windermere is the farthest point we serve, so inspections are scheduled in blocks and we tell you the date when you book.
Homes we work on in Windermere: 1920s to 1980s lakefront and in-town homes under heavy oak canopy inside the Town of Windermere, and 1990s to 2010s large custom and production homes with concrete and clay tile roofs in the gated and HOA communities of unincorporated Orange County that carry a Windermere address, including Isleworth, Keene's Pointe, Lake Butler Sound, the Reserve at Belmere and the Horizon West villages.

Underlayment, valley metal and flashing replaced under the affected area, broken tile replaced with a matching profile, and the field reset. No surface sealant repairs.

Most Brehm roof repairs in Windermere fall between $825 and $4,950. The low end is a single failed detail. The high end is a section repair that includes decking. Your written scope after a free inspection is the price, and it does not change after you sign.
From $825
One failed detail: a cracked pipe boot, a rusted vent collar, a handful of lifted shingles resealed back to a sound line.
Typical leak repair
A leak traced to its entry point, with step flashing, a chimney counterflashing, or a valley repaired and the surrounding field resealed.
Up to $4,950
A section repair: decking replaced by the square foot, new underlayment, and a slope of shingles or metal re-covered to code.
Replacement conversation
If the inspection finds soft decking in several places or no seal left across whole slopes, we show you the photos and quote a replacement instead of a repair we would expect to redo.

“I cannot say enough good things about Brehm Roofing. My roof is 10 years old and I had a leak which came through my ceiling. I left message for Brehm roofing and they responded quickly and the owner and two workers came out got in attic and on roof. They advised I needed a repair next to chimney and not a new roof. The repair was made within several days and Brehm has followed up with phone call and text checking on roof after another storm. They have also put a new roof on another family members home and we are very pleased. I would definitely use them in the future and highly recommend Brehm. They are an honest company.”

Tile is the weather surface, not the waterproofing. The underlayment beneath it, usually original felt on a 1990s or early 2000s home, is what keeps water out, and it fails at valleys and roof-to-wall transitions first. We lift the tile in the affected area, replace the underlayment and flashing, and reset the tile.
Nearly every gated community with a Windermere address has an architectural review that covers visible roof changes. A like-for-like repair under the tile does not change the appearance, but a replacement tile in a discontinued profile or color can. We tell you before the work and prepare the submittal with you if one is needed.
It depends on the parcel, not the mailing address. Addresses inside the town limits permit through the Town of Windermere; Isleworth, Keene's Pointe, Summerport, Horizon West and most gated communities are unincorporated Orange County. Minor repairs usually do not need a permit. When one is required, we confirm the office and pull it.
Windermere is the farthest point we serve, so we schedule Windermere inspections in blocks rather than one at a time, and we tell you the date when you book on the Windermere line, 407-543-1962. Active leaks are triaged first. If you need someone on the roof today, say so and we will tell you honestly whether we can.
Yes, and it is one of the most common Windermere repairs. Walking a tile roof cracks tile at the eaves and along walk paths, and water gets to the underlayment through those cracks. We replace the broken tile with a matching profile and check the underlayment beneath for damage before resetting.
Same process, different failure points. In-town shingle and metal roofs under the canopy fail at packed valleys, chimney counterflashing and limb damage. We clear and check the valleys, replace the worn flashing, reseal back to a sound line, and tell you which limbs are the problem.
