The Villages was built in waves, and the wave tells us what to expect on a repair call. Orange Blossom Gardens and the Village of Lady Lake, from the 1980s and early 1990s, are the oldest sections and many roofs there are on their second or third covering. The designer and premier homes around Spanish Springs and Lake Sumter Landing went up through the 1990s and 2000s, which puts the original shingle roofs at twenty to thirty years, the age where pipe boots crack, ridge vents loosen, and the seal strip on three-tab shingles lets go. Brownwood and the villages built through the 2010s are younger, and repairs there are usually a fastener problem or a flashing at a lanai or birdcage tie-in rather than age. South of SR 44, in Fenney and the Villages of Southern Oaks, roofs are new enough that a leak is almost always an installation detail.
Villas change the repair. Courtyard and patio villas sit close enough that a leak on one roof can show up at a neighbor's wall, and the party-wall flashing between units is the single most common repair we write in The Villages. Designer homes with large lanais and birdcage enclosures leak where the enclosure attaches to the fascia or where a low-slope lanai roof meets the main roof. Those are repairs that need to be traced from the attic side, and we do that before writing a scope.
