Inside the Town of Windermere, along the sand roads and the Butler Chain of Lakes, 1920s to 1980s homes under heavy oak carry shingle and metal roofs that wear out the way shaded roofs do: soft decking under valleys, failed chimney flashing, and limb damage stacked on age. In Isleworth, Keene's Pointe, Lake Butler Sound, the Reserve at Belmere, Summerport and the Horizon West villages, 1990s to 2010s custom and production homes carry concrete and clay tile, and the original underlayment beneath the tile is what reaches the end first. These are estate-scale roofs, with many hips, valleys and roof-to-wall transitions.
Tile changes what replacement means. On a 1990s or early 2000s Keene's Pointe or Isleworth home, the tile itself is often sound while the thirty-pound felt under it has dried out and split at valleys and transitions. The question is whether to lift the tile, rebuild the underlayment system and reset it, or change to a different covering, and the HOA answers part of that before we do: architectural review in these communities governs roof material, profile and color. On a reset we plan for breakage and confirm a matching profile is still available, because many 1990s tile profiles are discontinued and a mismatched field will not pass review.
