Windermere's metal questions come from two directions. Inside the Town of Windermere, 1920s to 1980s lakefront and in-town homes along the Butler Chain of Lakes sit under heavy oak, and some already carry metal; a standing seam roof sheds the leaf litter that packs shingle valleys and suits the older houses. In Isleworth, Keene's Pointe, Lake Butler Sound, the Reserve at Belmere and Horizon West, owners of 1990s to 2010s tile homes ask about metal when the original underlayment fails and they face lifting and resetting an estate-scale tile roof. Whether metal is even an option there is an HOA question before it is a roofing one.
On Windermere houses we almost always recommend standing seam over 5V crimp. Standing seam, commonly 24 gauge, where the lower number means thicker steel, hides its fasteners under a raised seam and rides on clips that let long panels move with heat, which matters on estate roofs where a single run can be long. 5V crimp, commonly 26 gauge, is screwed through the face with gasketed screws whose washers age in the sun and need checking; it fits a boathouse or a simple outbuilding better than a custom home. The usual myths come up here too. Noise: standing seam over solid decking, peel-and-stick underlayment and attic insulation is not louder than tile or shingle in an Orange County thunderstorm; the drumming people remember is metal over open framing on a porch or barn. Expansion: the ticking some roofs make as the morning sun hits them comes from exposed fasteners, which standing seam clips are designed to avoid. Heat: a light or reflective finish turns back more afternoon sun than dark shingle, a real gain on a lakefront lot in full sun and less so under the oaks in town. Most standing seam installs take two to four days; estate roofs are scheduled individually.
