Roof replacement in Gainesville, FL

Roof Replacement in GainesvilleA new roof under old oaks.

Most Gainesville roofs we replace are 1990s three-tab in Haile Plantation, Hunters Crossing and Tioga, or low-pitch 1960s block ranches in the NW and SW quadrants, all under heavy oak and pine. The decking under that canopy decides the job, so we check it before we write the number.

Roof replacement across Gainesville

Roof Replacement in Haile Plantation, Duckpond, Millhopper, Town of Tioga, Hunters Crossing, Suburban Heights, Northwood and Oakmont.

Gainesville roofs reach replacement in three groups. The largest is 1990s and early 2000s three-tab on the first phases of Haile Plantation, Hunters Crossing, Northwood and the Town of Tioga: past the point where the seal strip holds, often patched more than once, and losing a few tabs with every summer storm. The second is the 1950s to 1970s concrete block ranches in Suburban Heights and along the SW 20th Avenue corridor, with low pitches, long valleys and a crowd of plumbing vents. The third is the steep 1920s to 1940s frame roofs in the Duckpond and Pleasant Street historic districts, which often sit on board decking that predates plywood.

The canopy is what turns a Gainesville reroof into a decking job. Under the live oaks and laurel oaks in Millhopper, Northwood and the older streets near Duckpond, valleys and the low edges of north slopes stay damp for days after a storm, and the plywood under them softens long before the shingles look finished. Nobody can see that from the driveway. So every Gainesville quote carries a decking line: we check the deck from the attic where there is access, mark the soft areas on the photos, and write replacement sheets as a counted line item. A soft valley under an oak becomes a known number before tear-off, not a phone call during it.

The installation is built for shade and afternoon storms. We tear off to the deck, replace the soft sheets, and re-nail the deck to the 2023 Florida Building Code reroof requirements. Peel-and-stick underlayment goes down as the secondary water barrier, new drip edge at eaves and rakes, and a wind-rated starter strip so the first course is sealed where gusts get under it. The field is Owens Corning Duration with SureNail, whose wide nailing strip holds through the thunderstorms that cross Alachua County. Ridge vent is balanced against soffit intake, which many NW block ranches are short on. Under heavy canopy we recommend open metal valleys, which shed oak litter faster. Most reroofs finish in one to two days.

Approvals follow the parcel. City of Gainesville addresses permit through the Building Division; Haile Plantation, the Town of Tioga and most of the NW 39th Avenue corridor are unincorporated and permit through Alachua County. Haile Plantation's village associations and the Town of Tioga review a change in shingle color or style, so we bring Duration samples and help with the submittal before anything is ordered. Homes in the Duckpond and Pleasant Street historic districts may need review for a change visible from the street. We pull the permit, call in the inspections the office requires, close out with a passed final, and then hand you the photos and permit record your wind mitigation inspector needs.

The honest version: plenty of Gainesville roofs that get a replacement pitch do not need one. A limb through the deck in Millhopper is a deck patch and a section of shingles. A leak on a 2010s roof in Haile is usually a boot or a flashing. Under the Florida Building Code, replacing more than 25 percent of a roof section within 12 months brings the whole section to current code, but roofs already built to the 2007 code or later are exempt, so a newer roof can often be repaired cleanly. When replacement is the right call, most Gainesville homes are well served by an architectural shingle, not the most expensive option on the sample board.

Homes we work on in Gainesville: 1920s to 1940s frame homes with steep pitches in the Duckpond and Pleasant Street historic districts, 1950s to 1970s concrete block ranches across the NW and SW quadrants, and 1980s to 2010s subdivisions with HOAs such as Haile Plantation, Hunters Crossing and the Town of Tioga.

How we work in Gainesville

What a Brehm roof replacement visit looks like.

Check the deck under the canopy

We inspect valleys and north slopes from the attic and the roof, photograph the soft areas, and write decking as a counted line item before you sign.

Clear Haile, Tioga or historic review

If your parcel has an association or sits in a historic district, we prepare the color and style submittal with you. Then we pull the permit from the City of Gainesville or Alachua County, whichever owns the parcel.

Tear off, re-deck and dry in

We strip to the deck, replace soft sheets and re-nail to the 2023 code, then lay peel-and-stick underlayment before drip edge, Duration shingles and ridge vent go on.

Final inspection and wind mitigation

The permit office signs off the final, you get CompanyCam photos of the deck and every layer for the wind mitigation inspection your insurer asks for.

How much does roof replacement cost in Gainesville?

Most Brehm roof replacement projects in Gainesville run from $8,500 to $26,000 for an Owens Corning architectural shingle roof, or roughly $76 to $295 a month on a 15-year plan. Roof size and pitch set most of the spread; decking repairs, skylights and the number of penetrations move a home within its band. Your written estimate after a free inspection is the price, and it does not change after you sign.

Roof Replacement in Gainesville, in the customer's words.

“We had a great experience with Brehm Roofing! They replaced our old shingle roof with a metal roof, and we couldn’t be happier with the results. From start to finish, their team was professional, knowledgeable, and easy to work with. They communicated clearly throughout the process, kept everything moving along, and did a great job with the installation and cleanup. The new metal roof looks fantastic and gives us so much more peace of mind knowing it was installed by a team that takes pride in their work. We really appreciated how responsive and helpful everyone at Brehm Roofing was throughout the project. If you’re looking for a roofing company in Gainesville, I would absolutely recommend Brehm Roofing. Five stars all around!”

Talk with Brehm
How much does roof replacement cost in Gainesville?

Most roof replacement projects Brehm does in Gainesville run from $8,500 to $26,000, which works out to about $76 to $295 a month on a 15-year plan. Smaller single-story homes sit at the low end; large two-story and lakefront homes sit at the top. The inspection is free, and the written estimate you receive is the price.

How long does a roof replacement take in Gainesville?

Most reroofs finish in one to two days once the crew starts. The calendar before that depends on your parcel: whether the permit comes from the City of Gainesville or Alachua County, and whether Haile Plantation or Tioga needs to approve the color. Summer afternoon storms shape the day, so the crew dries in each section as it goes rather than leaving open deck. Call 352-664-8585 to start.

Does my Haile Plantation village association have to approve a new roof?

If the color or style changes, usually yes. Haile Plantation's village associations and the Town of Tioga review visible exterior changes, and a move from 1990s three-tab to an architectural shingle is a visible change even in a similar color. We bring Owens Corning Duration samples, help you prepare the submittal, and order nothing until approval is in hand.

My roof is under a big oak. Will the decking need replacing?

Some of it, often. Valleys and north slopes under Gainesville oaks stay damp, and the plywood softens before the shingles fail. We check the deck from the attic, photograph the soft areas, and write replacement sheets as a counted line item, so the number you sign covers what we expect to find. If tear-off shows more, you see the photos before we replace it.

What is the 25 percent rule, and does it mean my whole roof has to go?

Florida Building Code says that when more than 25 percent of a roof section is repaired or replaced within 12 months, the whole section must meet current code. Roofs already built to the 2007 code or later are exempt. Many newer roofs in Haile and Tioga can still be repaired cleanly, and we tell you which side of the line your roof is on before quoting anything.

Will a new roof help my insurance on a 1990s Hunters Crossing home?

It can. A 1990s three-tab roof is the kind carriers question at renewal, and a new roof answers that. After the final inspection we hand you the photo record a licensed wind mitigation inspector uses for the form, which records the new covering, the deck attachment and the peel-and-stick secondary water barrier. Florida insurers must offer discounts for qualifying features; the amount depends on your carrier and policy, so we do not promise a figure.
